We plan to start building the first phase of the project in mid-2008.The first houses are expected to be ready approximately 12 months later while the total project will be completed in 2010.

How does the sales process operate?

To take advantage of our pre-sale, we have designed a safe, simple 4-stage process:
  • Once the pre-sale contract is signed, a $10,000 USD deposit is placed in an escrow account.
  • Once construction begins, a second payment is made, consisting of 15% of the property value. The $10,000 USD deposit is counted toward this payment.
  • When the foundations of the property have been completed, a third payment is made consisting of 15% of the property value.
  • Finally, when the construction has been completed, the remaining 70% of the property value is paid.  This payment may be financed by a mortgage.

Is an escrow account used to guarantee customers' funds?
Yes, the first payment to guarantee the property is deposited in an escrow account in the United States.

Do VENTANAS A LA PAZ properties have title insurance?
Yes, the VENTANAS A LA PAZ plot of land has title insurance issued by First American, one of the leading US title insurance firms. VENTANAS A LA PAZ customers will also be able to obtain individual title insurance for their homes with the same firm or any of the insurance firms operating in Mexico.

Can foreigners buy beach properties in Mexico?
Yes, through a legal instrument known as a Trust, which allows foreigners to invest in real estate located in Mexico’s Restricted Zone (50 km from the coast and 100 km from borders) for residential, commercial or industrial purposes. The Trust Contract grants foreigners all the rights and obligations regarding the property they have purchased, allowing them to use, sell, rent or transfer it. These contracts have a duration of 50 years and may be indefinitely renewed.
